Client Situation
The client, a limited company with two directors, approached Inhale Capital seeking financing for an investment purchase. The acquisition was a residential purchase at auction, that required refurbishment, which the clients funded using their own capital. The borrower’s required quick access to funds to acquire the property and refurbish this property to increase its market value. The borrowers successfully completed the works on the property and refinanced our loan.

Inhale Capital supported the clients by providing a fast, flexible financing solution tailored to the time-sensitive nature of an auction purchase. Understanding the need for immediate access to capital, funding was delivered to the clients within the auction deadline to complete the acquisition.

 

Throughout the process, Inhale Capital worked closely with the borrowers and their legal team to ensure swift underwriting and a seamless completion.

 

The funding allowed the borrowers to secure the property at auction and progress with their refurbishment strategy using their own resources.
 

Following the successful completion of improvement works, the uplift in the property’s value enabled the clients to refinance the facility with a long-term lender. This ensured repayment of our loan and allowed the borrowers to benefit from the enhanced value of their investment.

Capital Raise to assist with Purchase


Client Situation
The clients required funding to complete the purchase of a new commercial property and needed to raise capital quickly against their existing portfolio. With several unencumbered assets available as security, they required a lender capable of assessing multiple properties efficiently and delivering funds within a tight timeframe. The clients needed a reliable and flexible partner who could structure a facility across several assets, release the necessary capital, and support their wider portfolio strategy. The borrower plans to exit the loan via a refinance following planning permission being granted. 


How Inhale Capital assisted
Inhale Capital were able to offer a multi-asset facility that enabled the borrowers to raise the capital required for the purchase. By taking security over the clients’ unencumbered properties and utilising both internal valuations and an audit of existing reports, Inhale were able to complete this deal with speed and efficiency. This speed and certainty allowed the borrowers to secure the new asset without any delays.

Loan Purpose

Client Situation
The borrower had purchased the property and subsequently remodelled, extended and modernised. The borrower required funds to refinance the existing loan on the property and to raise additional funds to complete the refurbishment and further investment. As the deadline for the existing loan was rapidly approaching, the borrower required a lender who could deliver quickly.

How Inhale Capital assisted
A full RICS Red Book valuation would have taken the borrower past the redemption date of the existing loan on the property and subsequently into default. Inhale Capital’s internal valuation allowed the borrower to refinance in a timely manner and save money on a valuation. The borrower will secure a tenant for the property and refinance onto a longer term mortgage.

Client Situation
A father-son business who were returning customers to Inhale Capital, with this deal being their fourth transaction. The borrowers required funds to purchase a property for an agreed purchase price of £165,000. Their plans for this property were to convert the two bedroomed terrace house into a 5 bed HMO for social housing.

 

These experienced investors had a planned schedule of works totalling to £40,000, to convert and refurbish this property into a high standard HMO, subsequently increasing market value and monthly rental income. Their exit plan is to refinance as an income producing asset. As previously outlined, the borrowers are repeat customers, with two of their loans having already redeemed early, reflecting their successful experience with bridging loans and with Inhale Capital.

How Inhale Capital assisted
Inhale Capital supported the borrowers by providing a 12-month first-charge facility to fund the purchase of the property, enabling them to move forward with their plan to convert it into a 5-bed HMO for social housing. The borrowers required both certainty and speed to secure the asset and commence their refurbishment project, and Inhale Capital delivered this through its in-house internal valuation, significantly accelerating the process from application to completion. Having previously worked with Inhale Capital on multiple transactions, some of which already have redeemed successfully and early, the borrowers were already familiar with the efficiency, cost savings, and reliability offered, allowing them to confidently proceed with another project. Client Situation
The borrower, a director of a limited company, owned two recently refurbished high-value residential properties, valued at £2,000,000. The client intends to add 2 new properties to the estate, through converting the stables into a two-storey, four-bedroom house, and an additional two-storey, four-bedroom property to be built on the estate. The borrower therefore required funds in order to pay the professional fees for these two developments, with the exit strategy being a refinance onto a development facility.

 

How Inhale Assisted
Inhale Capital provided a gross loan of £236,000 at a Loan-to-Value (LTV) of 8%. Our commitment to speed and client satisfaction was demonstrated through our in-house valuation product (at no cost to the borrower), which immediately streamlined the process and saved the borrower both time and expense. In addition, the client opted to use dual representation solicitors on this case. The clients required a bridging loan in order to acquire the property. The client was a tenant of the property and the owner of the pharmacy, along with 2 other pharmacies.

 

The client had a deadline for the purchase of the property only a week away.

 

Therefore, he required quick access to funds to purchase the property. The borrower’s exit strategy is to refinance onto a long term facility.

Client Situation
The client required maximum lending to assist with the acquisition of a Working Men’s club in Barnsley. The clients are experienced property developers who are looking to convert the property into 10 residential units, which will be leased to a housing association. The clients received positive responses to the proposed plans from Rotherham Metropolitan Borough Council.

 

The clients required Inhale Capital’s funds to purchase the property and allow them time to obtain planning permission. The clients will then refinance via development funding. Inhale’s funds have meant the clients can embark on their project and deliver 10 much needed residential units.

How Inhale Capital Assisted
Inhale Capital provided a £140,000 gross facility at 70% LTV. The valuation was undertaken by our CEO Rob Goodall, a chartered surveyor with over 30 years’ experience in the property Industry.

 

The property was valued in-house at no cost to the borrower. In addition to removing valuation costs, it also streamlined the underwriting process as there were no delays or uncertainty with the figures reported
